Truxaw performed the civil engineering design for the entirety of the new Ganahl lumber facility on approximately 16 acres of land in San Juan Capistrano, which is bounded by San Juan Creek to the West and Railroad Right of Way to the East.

The development included site grading and utilities for the construction of a new Ganahl Lumber facility, restaurant pad and an area at the north end of the site for automobile parking to be used by neighboring car dealerships. Additional improvements included the construction of a signalized intersection at Stonehill Drive, the construction of an onsite network of roadway, utility backbone, and modified access for Orange County Flood Control to the adjacent San Juan Creek access road.

Truxaw was able to resolve several complex issues with this project. Located in a flood zone, Truxaw designed grading to comply with FEMA requirements. With no sewer or gas service to the original site, Truxaw was able to design a way to cross adjacent properties, as well as bore under the existing railroad, for the sewer connection then designed an extension of the main gas line, ¼ mile across the adjacent property, and within Avenue Aeropuerto. The storm drain system required coordination and permitting from the County of Orange to ensure peak runoff would not coincide with the peak flow level in San Juan Creek. Truxaw was able to facilitate these changes and work with the necessary city and county municipalities to take the project from start to finish, ensuring complete satisfaction of the developer.
